AVONDALE, La. — The former Avondale Shipyard is entering another phase of its transformation into a major Mississippi River logistics and industrial hub, with operator T. Parker Host announcing a $50 million expansion that will add rail capacity, a new warehouse, dock improvements and additional industrial space.
The investment announced Wednesday at Avondale Global Gateway is expected to support about 100 additional HOST jobs, bringing the company’s workforce at the Jefferson Parish campus to more than 400. HOST says that as its own improvements and anticipated tenant projects advance, roughly 1,000 people could be working across the property each day by 2028.
The centerpiece is a new 200,000-square-foot warehouse — the first new building constructed at the Avondale property since the 1970s. HOST says the building will bring indoor storage capacity to approximately 1.5 million square feet.
The company is also investing about $15 million in rail infrastructure and plans to activate Avondale’s fifth deepwater dock. With the dock improvements completed, the campus is expected to be able to handle as many as six vessels simultaneously.
The remainder of the $50 million program includes roughly $5 million for dock improvements, $5 million for roads, $5 million for expanded site and laydown capacity and $5 million for equipment. Work is already underway, with completion of the current capital program targeted for December 2027.
The expansion matters beyond cargo handling. HOST is positioning Avondale as a location where companies can not only receive and ship materials but also establish long-term manufacturing, processing and industrial operations on the property.
Avondale already handles more than 75 commodities and has emerged as a major North American entry point for copper. HOST also says it has a long-term agreement with a major energy original-equipment manufacturer and recently handled the first significant shipment of Venezuelan primary aluminum to the United States in more than eight years.
Those cargoes connect Avondale to several of the industries driving Louisiana’s current investment cycle. Copper and heavy electrical equipment are increasingly important to power-generation and data-center construction, while the site’s deepwater access, rail connections and large industrial footprint make it suitable for oversized equipment and project cargo.
The expansion is being supported by $6.95 million in state and parish commitments directed specifically to the rail work. Louisiana Economic Development is providing a $2.6 million interest-free loan through the state’s FastSites program. The Legislature has approved $3.1 million in capital-outlay funding over the past three sessions, and Jefferson Parish has committed another $1.25 million.
That public support represents a fraction of HOST’s overall capital program but reflects Louisiana’s broader strategy of investing in site infrastructure before a specific new tenant arrives. The goal is to remove obstacles — rail, road, dock or utility limitations — that can slow a company’s decision to build.
The property itself carries considerable industrial history. Avondale was once one of Louisiana’s largest shipyards and a major employer on the West Bank. After shipbuilding ended, the enormous riverfront site faced an uncertain future before being redeveloped as Avondale Global Gateway.
The new investment does not restore the old shipyard model. Instead, it continues the site’s conversion into a multi-user industrial campus built around logistics, storage, manufacturing and access to the Mississippi River.
HOST says the additional capacity could help unlock hundreds of millions of dollars in future private investment from companies locating operations at Avondale. Whether that additional investment materializes will depend on customer commitments and broader industrial demand, but the $50 million infrastructure program itself is already moving forward.
For Louisiana, Avondale’s redevelopment is an example of an old industrial asset being repurposed for a new investment cycle rather than abandoned. The next test will be whether the added rail, warehouse and dock capacity translates into the long-term industrial tenants and permanent jobs the site is being prepared to accommodate.
